Get your business the required certification, once you have decided that real estate investment is for you. This ensures that your investments will be protected. In addition, you will be able to qualify for tax benefits as a result of your business dealings.

Do not assume property values will rise in an area. Such a belief is hazardous no matter the market or parcel involved. Your best bet is to invest in things that give you a positive cash flow right away. Property value appreciation will help you invest in future properties.

Having a good handyman will facilitate the process when you buy an investment property. If you aren't familiar with things that need repairs, it can end up eating into your profits. A great handyman is helpful in emergencies that could occur after hours.

When you are considering industrial or retail properties, keep two things in mind. The first is the cost of the land. Do not spend too much money on the business either. Use an independent inspector to come in and value the property, and have that person tell you what is expected in any type of rental. You need these numbers to be satisfactory.

Do not make the assumption that property values will always increase. This is a bad assumption to make when dealing with real estate. Protect your investment by choosing properties that are likely to quickly generate a profit. You'll earn more money if the property value appreciates at all.

Avoid over-leveraging yourself when moving on to a new real estate deal. Always make sure you have reserve cash in case something happens that you do not expect. If you do not do this, eventually you will suffer huge losses.

Make sure your real estate investments don't take too much time in regards to management duties. Time equates to money in the long run. Avoid rentals in college towns, bad neighborhoods, and places where people vacation. You want to choose investment properties that have a solid history of tenancy.

Before you use any app, especially a "I'll help you with money" app, find out how the developers make money. (Yes, they have to make money somehow, they don't like to starve either.) More transparency (you pay for the app, or you pay for services you use) is better than less (they sell your info to others, they get referral fees from banks or brokerages).
There are lots of problems with these apps that only an experienced investor could know. For example:

    1) In the financial world, risk doesn't mean what the beginning investor expects it to mean (how likely am I to lose money?). Because it can be measured, the financial community uses "beta" (volatility) and/or stock-bond mix in the portfolio. In fact, it's unlikely that a beginning investor, and even an experienced investor, will know how much risk they are comfortable with in a way that enables them to make investments in accord with that amount of risk. And the choices made for them may not be very good at preventing them from losing money.

    2) After hours trading isn't a good idea for beginners. Here's why. The after-hours market is really thin (low volume). This will mean that the bid-ask spread (price range) will be very high. Most likely any limit offer (offer at a fixed price) an investor makes to buy or sell near the market won't be executed. Market offers will be executed way above the closing price for buyers and way below for sellers. Stick to trading during normal trading hours.

    3) "Cause" investing has been around since the 1970s and the 1980s. It performed poorly compared to the market as a whole then, and still does. You're welcome to feel good about yourself and earn less than everyone else if you want, but you'd be better off buying an index fund (or not buying companies you don't like if picking individual stocks) and making a contribution to your cause.

    4) Read some of the old Michelle Singletary columns about paying people to negotiate your overdue bills for you. Short version: not worth it.

Investing is hard work. Don't be fooled into thinking it isn't. If you don't want to do that work, put your savings into a whole-market index fund with a major discount brokerage firm.
